Heritage Crossing sits on a prominent and lovely 103-acre site in the center of town, familiar to locals and frequent visitors alike. The site’s central location and natural beauty make it a true unpolished gem, and the owners have the unique opportunity to refine it into a shining jewel for the community and citizens of Gonzales.

The commercial infrastructure will be carefully integrated with tree-lined walking trails, bike lanes, open spaces and wooded areas that highlight and preserve the native elements of the land. An especially inviting design feature is the site’s extensive lake frontage that offers both aesthetic and recreational benefits.

The developers of Heritage Crossing have spent the past year designing the drainage system and are committed to constructing the appropriate drainage infrastructure to mitigate potential impacts to surrounding landowners.

Heritage Crossing will install over 15 acres of drainage basins, designed to hold a 25-year rainfall event.

The drainage study for the site was conducted by

CSRS Engineers, and reviewed for the City of Gonzales by Forte & Tablada. Both firms have affirmed that the basins will work to maintain the drainage outfall at pre-construction levels.

To facilitate seamless integration with the surrounding area, Heritage Crossing developers are working closely with the city to ensure robust connectivity.

Reception by city officials has been enthusiastic, in view of the enhanced value and resources the development brings to the area.

The developers of Heritage Crossing installed over $10,000,000 in road and infrastructure improvements geared toward connectivity and traffic flow in the area. A critical piece of this infrastructure is the new St. Francis Parkway, a connector road running west from S. Burnside through Heritage Crossing to S. Darla Ave.

Connections will also be made to this street from both Our Lady of the Lake Ascension Hospital (St. Elizabeth) and Roth Ave.

Heritage Crossing is working with both the City of Gonzales and Our Lady of the Lake Ascension to complete this critical connection that has been an important piece of the City of Gonzales Master Street Plan for some time. The road is designed to both alleviate traffic volume from Highway 30 and to open a new commercial corridor in the southern part of Gonzales. It will also allow drivers in this area quicker access to Interstate 10 via S. Burnside.

In addition to St. Francis Parkway, Heritage Crossing is adding valuable new infrastructure to the City of Gonzales with its internal street grid, creating access points at several entrances and exits along S. Burnside and Highway 30. Heritage Crossing will make extensive off-site improvements to both Highway 30 and S. Burnside as well. Multiple deceleration lanes will be installed on both state highways, along with new median cuts and U-turns along Burnside.

These improvements will mitigate traffic impacts along the outer ring of the development.

The developers plan to maximize the city’s progressive new zoning code that encourages commercial lifestyle centers. Heritage Crossing is designed to promote safe, active, and pedestrian-scaled mixed-use centers as espoused in the new City of Gonzales Master Plan. In order to create a more appealing sense of place, Heritage Crossing will be constructed with architectural emphases and design principles for both buildings and open spaces that create a vibrant, accessible and inspiring space where the people of Ascension Parish will be drawn to spend time.
